Window Replacement on Treasure Island, FL

On Treasure Island, window replacement means impact glass, coastal-grade frames and hardware that can handle salt spray off the Gulf. Impact windows run $900–$2,200 per window installed, with the City of Treasure Island permit included. We measure for free and give you the price in writing.

Windows on a barrier island take a beating

Treasure Island sits between the Gulf of Mexico and Boca Ciega Bay, and every house, condo and rental on it lives with salt spray, sand and wind off open water. Windows that would last decades in Pinellas Park can be pitted and stiff here within a few years. The 2024 storms were also a hard reminder of how exposed the island is.

We pick products for that exposure from the start rather than treating the island like the mainland.

What changes on Treasure Island

  • Higher wind exposure. Homes facing open water see stronger design pressures, so a window that passes on an inland street can be under-rated on the beach. We check the rating for each elevation.
  • Corrosion. Coastal-grade finishes, stainless fasteners and hardware made for salt air matter more here than anywhere else we work.
  • Sand in the tracks. Sliders and horizontal windows facing the beach need tracks and weeps that clear easily. We show you how to keep them running.
  • Condos and rentals. Many Treasure Island properties have association rules or guests on a schedule. We plan the work around both.

Neighborhoods we cover

The whole island, including Sunset Beach at the south end, Isle of Capri, Isle of Palms, Paradise Island and Sunshine Island, plus the Gulf Boulevard condos. Across the water we also work in St. Pete Beach, Madeira Beach and the St. Pete mainland.

Treasure Island window prices

Most island homes choose impact glass, and many Gulf-front owners choose aluminum frames.

These match our St. Pete pricing page. Gulf-facing openings often need higher design-pressure ratings, which can put a window toward the top of its range.

The permit and the inspection

Treasure Island runs its own permit office. Every unit goes on the application with its Florida Product Approval number, the install instructions stay on site, and the labels stay on the glass until the final inspection passes. The permit cost is part of our price.

Treasure Island window questions

The City of Treasure Island has its own building department. We file the permit there, and if the home is also being repaired after storm or flood damage, we work with your contractor so the paperwork lines up.
Impact aluminum with a quality coastal finish and stainless hardware is the usual choice for Gulf-front homes and condos. Vinyl works well on the bay side and inland streets. We look at how much spray each wall actually takes before recommending one.
Yes. We work to the association’s specification, prepare the board package and schedule around guests and the building’s work hours.
