What a window replacement actually involves

Not just swapping glass. The old frame comes out, the opening is prepared, the new unit is set plumb, anchored to code and sealed. Done badly it leaks in the first summer storm and nobody notices until the drywall stains.

Impact glass, or shutters?

Pinellas sits in Florida’s wind-borne debris region, so every replacement needs one or the other. This is the single biggest decision on the quote, and it is usually most of the price difference between two companies.

Impact-rated glass

Laminated: two panes bonded to a clear interlayer. It stays in the opening when something hits it, and there is nothing to put up before a storm.

Non-impact plus approved shutters

Cheaper up front, and a legitimate route. It means putting shutters up every time a storm turns this way. We price both side by side so the choice is yours.

Vinyl or aluminum frames

Vinyl insulates better and costs less, and it is the common choice across St. Pete. Aluminum is slimmer and carries larger panes, which suits wide openings and water views.

The permit is not optional

Window replacement here needs a building permit and a final inspection, in a licensed contractor’s name. An unpermitted window surfaces when you sell, and insurers can decline a wind-mitigation credit without the closed permit. We file it and meet the inspector.

Signs it is time to replace
  • Condensation between the panes: the seal has failed and it cannot be repaired
  • A window that needs two hands, or a prop, to stay open
  • Rooms on the west side still hot well after sunset
  • Single-pane aluminum frames, standard in Florida homes built before the mid-1990s
  • Visible rot, soft frames, or daylight around the edge
  • You are shopping insurance and have been asked about opening protection

Why replace

What new windows actually change

Storm season without the scramble

Impact glass is always on duty. Nothing to bolt up when a storm turns toward Tampa Bay.

A cooler house on the same AC

Insulated Low-E glass blocks much of the sun’s heat, so rooms on the west side stop baking by 4 pm.

A real insurance credit

Florida law requires insurers to offer a windstorm mitigation discount. Pinellas homeowners who protect every opening commonly see $750–$1,600 a year off the premium. We hand you the product approval numbers and the closed permit, which is what the wind-mitigation inspector asks for.

Quieter, safer rooms

Laminated glass cuts street noise and is far harder to break through than a single pane.

St. Petersburg code

What the City actually requires

Most companies say “we pull the permit” and stop there. This is the detail from the City’s own Window & Door Residential Compliance Form, because it changes what you are buying.

145 mph

Design wind speed

St. Pete sits above the 140 mph line that defines Florida’s wind-borne debris region. Every opening has to be protected.

Shutters or impact

No third option

The City’s wording: new windows must have shutters or impact glass. Non-impact is allowed, but then shutters are mandatory.

Every unit listed

Compliance form

Each window goes on the permit by manufacturer, model and Florida Product Approval number. Nowhere to swap in a cheaper unit.

Labels stay on

Until final inspection

Peel the stickers off on install day and the inspection fails. The permit then stays open against your address.

A quote that does not mention the permit is not a quote for the same job. An unpermitted window surfaces when you sell, and an open permit can hold up a closing. Permit cost runs about $7 per $1,000 of job value and is inside our price, not added later.

Four steps, no surprises

The same sequence on every job, from the first call to the day the permit closes.

Step 1

Request your quote

Send the form or call. We set a time that suits you, evenings and Saturdays included.

Step 2

In-home measure

We measure every opening, show you frame and glass options, and leave an exact written price.

Step 3

Order and permit

Your windows are built to size while we pull the permit and clear any HOA approval.

Step 4

Install and inspection

Our crew installs, seals and cleans up, then we meet the city inspector so the permit closes.

Window styles we install

Every style is available in impact or non-impact glass, vinyl or aluminum frames, and the colors your HOA allows.

Single-hung

The Florida standard. Bottom sash lifts.

Horizontal slider

Wide openings, easy one-hand glide.

Casement

Cranks open fully to catch the bay breeze.

Picture

Fixed glass for the view. Nothing to open.

Awning

Hinged at the top. Stays open in the rain.

Estimated ranges per window installed, checked against what other Pinellas companies quote. The free in-home measure turns these into one exact written figure.

$550–$1,200

Per window installed. The budget route, with shutters for storms.

Vinyl, impact-rated
$900–$2,000

Standard sizes from $900, large picture windows at the top. The common choice in Pinellas.

Aluminum, impact-rated
$1,250–$2,200

Slimmer frames, larger openings, coastal exposure.

Sliding glass door

Questions we hear every week

Something else on your mind? Call (727) 604-6514 and ask a real person.

Most homes here fall between $550 and $2,200 per window installed. Non-impact vinyl runs $550–$1,200, impact-rated vinyl $900–$2,000 depending on size and style, and aluminum-framed impact units $1,250–$2,200. Impact glass typically adds about 50–70% to the same window in non-impact. See the full pricing breakdown.
Pinellas is in Florida’s wind-borne debris region, so replacement windows need either impact-rated glass or approved storm protection such as shutters. We explain both routes and price them side by side.
Yes, and more than people expect. Every unit is listed on the City’s compliance form by manufacturer, model and Florida Product Approval number; the installation instructions have to be on site for the inspector; and all the labels have to stay on the glass until the final inspection passes. We file it, post it and meet the inspector. Permit cost is about $7 per $1,000 of job value and it is inside our quote.
Custom windows take about three to five weeks to build. Once they arrive, installing a typical home takes one to two days.
Yes, subject to credit approval. You can apply during the quote visit and get an answer in minutes.
Yes. A single fogged or stuck window is a normal job. Cost per window is a little higher on a small order because the trip, the measure and the permit are the same, but there is no minimum.
One to two days for a typical home. We work one opening at a time so the house is never left open, cover floors and furniture, and vacuum before leaving. Most people stay home through it.
In most St. Pete homes, yes. Windows are built to your measurements, so the opening does not change. Older block homes sometimes need the stucco patched around the frame, which we handle and show you on the quote.
